Lydiate Lodge: Echoes of the Past and Shadows of an Uncertain Future

 

Lydiate Lodge, a sorry-looking, but prominent fixture in the Rock Lodge Park area of Lynton, had served its community for decades. Initially established as a care home for over 65s, it was managed by Devon County Council and earned a good reputation for its quality of care. In its 2013 inspection, the Care Quality Commission (CQC) rated the facility highly, reflecting its continuous efforts to meet the needs of the elderly population.

However, the tide turned in 2015 when Lydiate Lodge was closed amidst broader challenges within the care sector. At the time, the community expressed deep concern over the closure, especially during a public meeting on October 17, 2008. Held at Lynton Town Hall, this event saw significant local support, with key figures such as former North Devon MP Nick Harvey in attendance. The proposal to potentially retain the site for community medical facilities brought a glimmer of hope, but this was not the case.
 
Fast forward to February 6, 2023, when the Exmoor National Park Authority granted planning permission (Ref: 62/41/21/024) to redevelop the site. The proposed plan includes the demolition of the existing structure and the construction of 9 dwelling houses, of which 3 units are designated as affordable housing. This approval aimed to breathe new life into the historic site and address local housing needs.
Despite the promising development potential, Lydiate Lodge has not attracted any bids and remains unsold, as reported on Clive Emson’s website “No Bids: Ended on 6th Feb 2025 11:32”
 
This disappointing turn of events keeps the future of the site in limbo, leaving the community speculating on what will come next.
The lack of bidders underscores the complexities and financial challenges developers face, even with approved plans in place.
