The End of Section 21: What It Means for Renters and Landlords

 

From July 2025, big changes are coming to renting — not just here in Lynton & Lynmouth, but across all England.

The new Renters' Rights Bill will finally end Section 21 "no-fault" evictions. Landlords will no longer be able to evict tenants without giving a legal reason.
If you're renting, it will hopefully mean more security to stay in your home.
If you're a landlord, it means you'll need a clear reason to ask your tenants to leave — like selling up, needing the home for your own family, or serious rental problems.
 
The Bill also brings:
 
  •  A limit of one rent increase per year, with two months' notice.
  •  A standard rental agreement across the country.
  •  Stronger rights for tenants to request repairs.
There are apparently still some loopholes though! Landlords can evict for major building works or by selling — and rent rises could still be used to put pressure on their tenants.
 
In Lynton & Lynmouth, where houses to rent are already scarce, these changes could have real impacts.
